Team Effort to Bring 700 New Apartment Units to Henrico’s Innsbrook Area

The first phase of construction for the Metropolis Apartments is wrapped up in Innsbrook. Roughly half of the units are now officially built and accepting new tenants. In the next year, the second phase of this high-density apartment project will get started.

Metropolis is just one piece of the development efforts to make Innsbrook a more walkable area prime for living, working and playing.

Currently, there are two completed buildings filled with around 400 apartment units ranging from studio to 3 bedrooms. Two additional buildings will be constructed during phase two of the project.

This exciting venture includes a pool, courtyards, fitness center and social areas.

Townes Site Engineering joined the Robinson Development Group starting when they first were under contract for the property. They previously collaborated with RDG on traditional-style apartments at Centerpointe.

Building Metropolis has been a multi-region effort with the Hampton Roads architecture firm Saunders + Crouse working with Townes and RDG to plan out the project. Richmond construction firm KBS was responsible for bringing the buildings to life.

Townes Handles Metropolis Apartments from Conceptual to Construction

Creating the Metropolis Apartments was a full team effort for Townes Site Engineering. Each of our four disciplines played a role in this project. There were 10-15 people total working on Metropolis from our offices.

This project “represents everything we have,” Townes Site Engineering Principal Zack Wilkins said.

The civil engineers were involved during the public hearing process in order to get the property the appropriate zoning for the multi-family development. Once zoning was approved, our team completed the civil site design for the entire complex.

Our surveyors worked to complete design surveys and construction stakeouts.

Townes’ environmental team helped ensure the project was set for construction by handling the wetlands permitting.

Throughout building the Townes Site Engineering geotechnical team has been involved in materials testing.

Our civil engineering experts also worked to monitor construction and ensure permitting compliance while the apartments were being built.

Change Coming to Innsbrook

Metropolis Apartments is one of the first urban-style apartment developments built in Innsbrook.
